Halcyon is a full-service homeowner association management company, serving communities throughout South Carolina for more than 30 years. Our personalized, cost-effective, hands-on approach to meeting the varying needs of Homeowner Associations is Halcyon’s expertise. Halcyon works with an assortment of reputable vendors, landscapers and maintenance personnel who diligently assist us in resolving problems and providing services, regardless of size. When needed, Halcyon works with the DOT, Richland, Lexington, Dorchester, Berkeley and Charleston county personnel, as well as various law enforcement agencies.

Halcyon performs routine weekly or bi-monthly neighborhood inspections, utilizing our professionally-trained and experienced Property Managers. We also utilize state of the art technology to assist in covenant compliance and effective communication. Our reputation speaks for itself, and our ever-expanding list of references (available upon request) confirm our expertise. We pride ourselves on becoming industry leaders, not only in efficient and cost-effective HOA management, but also in transitioning developer-controlled properties into fully functioning Boards of Directors.

Our dedicated employees have a solid understanding of the various day-to-day issues that Homeowner Associations face. We work closely with fully-functioning Boards of Directors, as well as developer-controlled and self-managed properties. Our specialty in managing various community projects has proven Halcyon’s abilities to maintain the integrity of neighborhoods, and help ensure property values increase. Our corporate office has a staff of six full-time employees, who take great pride in their responsibilities and varying areas of expertise. We also have two additional offices in the Litchfield/Pawley’s Island area, which employs two full-time property managers and additional full-time personnel. Our historic Summerville office is staffed with one full-time property manager and administrative assistants.

All of our offices are strategically located so that we are readily available to assist owners in a professional, yet warm and welcoming environment. Our office locations allow us to not only conveniently serve our neighborhoods and communities on a day-to-day basis, but they also allow us to respond quickly to any potential problems or emergencies that may arise. Additionally, Halcyon provides our managed communities with the industry’s best features in lock-box services and software to assist in maintaining data files. BB&T Lock Box offers numerous payment options to suit any homeowner. TOPS [ONE] allows for online access to account information. Homewise Docs assist attorneys and lenders at closings.

Halcyon History

Halcyon was founded in March of 1990 by David H. Peterson, President and W. Andrew LeHeup, CEO, and is headquartered in Columbia, South Carolina. For more than two decades, we have built a solid reputation on integrity and strong work ethic.

While Halcyon’s initial focus was the development and management of contracts for the resort/timeshare industry, we later expanded into developer transition and management of residential communities in the Columbia/Lexington/Irmo area. Since 1990, we have not only maintained our strong portfolio of major resort contracts in the Myrtle Beach area, but Halcyon has continued to successfully build relationships and currently manages more than 30 residential communities in the Columbia and Charleston areas.

In 2014, Halcyon opened an additional office in historic downtown Summerville, South Carolina which allows us to better serve the communities in the Summerville/Charleston/Mt. Pleasant area. By expanding our services in to these areas, we are able to utilize local, quality vendors to include licensed maintenance personnel, contractors, and landscapers.
